  1. Establishing a price:
  2. Setting the list price of your home is a critical part of selling your home. Put some effort into finding out what other homes in your neighborhood have sold for in recent months. Make certain you are comparing your home to homes of similar square footage, property size, amenities and appearance. Be realistic about adjusting your price accordingly. Also, keep in mind that if you see that a home has been on the market for an excessive time, it may be priced too high.

  3. Become familiar with basic information about your home. Buyers will want to know the following information (and probably more).
  4. What year was your home built?

    Do you know who the builder was?

    What is the square footage of your home, what is the size of the lot?

    Have there been any major updates to the home, and when? (roof, plumbing, air conditioning, electrical work).

    Are there any major problems with the home?

    What are the yearly taxes?

    What services/utilities is the home on (gas or propane, septic or sewer, city or county)?

    What is the legal description of your home?

    Is there a homeowners association (monthly or yearly dues)?

  5. Making a good impression, show your home at its best!
  6. Clean up clutter both inside and outside of your home/ yard. Buyers don't want to see your stuff, they want to be able to imagine their stuff in your clean home. Step back and view your home objectively. Would you choose your home if you were a prospective buyer, or would you drive by without stopping for a look? Ask a friend for their honest input on what catches their attention about your home (positive and negative). Consider using one of our recommended professionals to help get your home ready to showcase. We realize you have a budget and don't want to spend money on major upgrades that can't be recouped when you sell, though spending a small amount of money (or effort) can pay off at negotiation time.

    Clear your yard of debris and growth that does not look healthy. Rake leaves, mow grass, pull weeds.

    Consider touching up paint where needed inside and out.

    Make sure everything is working smoothly. Don't let a prospective buyer wonder if there are electrical problems if all that is needed is a light bulb change. Do faucets leak, does the garage door run smoothly? Many tasks are easy to complete yourself.
